ULI Baltimore June Content Before Cocktails - 40TEN
The
40Ten Office is the first Mass Timber building in Baltimore City. The 105,000-square-foot boutique office space is part of The
Collective, a larger mixed-use development in the Canton neighborhood by 28
Walker Development. The timber structure is comprised of DLT (Dowel laminated
Timber) floor and roof panels on a Glulam post and beam structure. The DLT
panels utilize an architectural kerf cut profile on the exposed underside
surface, which provides a clean shadow reveal at every board. The façade of the
building is a simple and elegant repetitive facade
with a frame that highlights the entrance creating a dynamic design that
highlights the wood structure within. The building also houses a raised
access floor within which are hidden the mechanical, electrical, and plumbing
lines allowing for a clean ceiling. With a vision of sustainability and keeping
up with the latest technological trends in construction, the building has sage
glass to reduce heat gain and prevent glare inside the office spaces. The
project will be a great example of the future mass timber buildings coming up
in the area.
