     Leaning into Change with Eyes Wide Open: Thriving in 2026

    2025 proved to be a pivotal year, as markets responded to a tariff-driven roller coaster, ongoing geopolitical challenges, interest rate adjustments, labor shortages, and rising material costs. As we look ahead to 2026, what lessons can we take from the past year? Which sectors are positioned for success, which will evolve, and what trends will most significantly impact the commercial real estate (CRE) industry?

    Erin McLaughlin, Senior Economist at The Conference Board, will open the program with an in-depth economic and market outlook. She will address potential policy implications and examine both the near- and long-term impacts of trade tariffs and labor constraints on commercial real estate.

    Following Erin’s presentation, leading voices from urban planning, office, retail, and housing will share their perspectives on what lies ahead for the Mid-Atlantic region. Together, they will explore the strategies, investments, and collaborations required to move the needle in both urban and suburban environments in the year ahead.

    Calvin Gladney

    Calvin Gladney, LEED® AP, is a senior executive with 20+ years of leadership experience providing strategic, mission-driven leadership and vision to non-profits, government agencies and real estate developers that are helping to revitalize communities through innovative land use, housing, planning and economic development strategies. An entrepreneurial leader, adept fundraiser, and elite public speaker who has worked in the nonprofit, private and public sectors, Mr. Gladney was most recently President and CEO of Smart Growth America (SGA), a 30-person national non-profit based in Washington, D.C. that strives to make the built environment more sustainable and create more thriving communities. He has led urban redevelopment efforts in dozens of communities around the country as a private real estate consultant and developer, and as a government redevelopment agency official. In 2017, Mr. Gladney was a Senior Visiting Fellow at the Urban Land Institute (ULI). Prior to leading SGA he was Managing Partner of Mosaic Urban, a real estate advisory services and development firm. Before establishing Mosaic, he served as the VP and then interim CEOof the Anacostia Waterfront Corporation (AWC), a quasi-public D.C. agency focused on sustainable redevelopment. Before AWC, Mr. Gladney was General Counsel & Transaction Manager at BRIDGE Housing Corporation in San Francisco, one of the largest developers of affordable housing in the country. Mr. Gladney graduated cum laude from Harvard Law School and received his B.S. from Cornell University. He is a Trustee of ULI, and a Board member of the Low Income Investment Fund (LIIF), and the Center for Community Progress. He is also a member of ULI’s national Responsible Property Investment Council.

    Drew Gorman

    Principal, MCB Real Estate, LLC

    Drew Gorman has over thirty years’ experience in the shopping center development business. Mr. Gorman is currently a Principal for MCB Real Estate and provides on-going consulting services to ECHO Realty, where he was Senior Vice President of Acquisitions and Development. Prior to joining ECHO, he was the Managing Director for Faison where he was responsible for all leasing and sales activities for the Northeast / Mid-Atlantic region. He also served as Senior Vice President of Development for Palisades Realty & Development and Chief Operating Officer-Northeast Region for Federal Investment Realty Trust. In 2021, Mr. Gorman joined MCB Real Estate as a Principal, to bolster and co-lead their development, acquisitions and asset management departments. As Senior Vice President of Acquisitions and Development for ECHO Real Estate Services Company, Mr. Gorman was in charge of expanding ECHO's presence in the MidAtlantic and Southeastern regions of the United States through the acquisition/ redevelopment and ground-up new development of supermarket-anchored shopping centers and select market-dominant power centers. Mr. Gorman and his partner, Howard Biel, opened ECHO Real Estate Services' Washington, DC office in September 2012. At Faison, Mr. Gorman was responsible for all leasing and sales activities for the Northeast Region of Faison, which since 2002 had completed the development of over four and one half million square feet of retail projects with a current project pipeline approaching two million square feet. In addition to the leasing and sales responsibilities, Mr. Gorman also had direct involvement with all land acquisition, development, financing, disposition, and partnership relations of Faison projects. Mr. Gorman joined Faison as a member of Palisades Realty & Development (which was merged into Faison in 2002) as Senior Vice President. Prior to joining Palisades, Mr. Gorman enjoyed an eight-year career with Federal Realty Investment Trust

    Julie Thompson Earp

    Senior Vice President, The Bozzuto Group

    Julie Thompson, Senior Vice President, joined Bozzuto Management Company in 1998. She began her career in property management with Bozzuto as a Leasing Consultant and was promoted multiple times until reaching her current leadership position. Julie currently oversees the management and operations of nearly 11,000 units throughout Pennsylvania and Maryland. Her leadership has helped garner award-winning properties including Anthem House (Baltimore, MD) which was awarded 2017 Home of The Year and Best Mixed-Use Design and Architecture by VBBIA Great American Living, as well as Union Wharf (Baltimore, MD) which was named Multifamily Community of the Year by the National Association of Home Builders (NAHB) in 2014. Julie has played an integral role in Bozzuto’s continued growth and has built a talented team, whose concern and care for our customers is unparalleled. During her time as a Regional Manager and Vice President, Julie has overseen various types of assets including high-rise, mid-rise, lease-up, renovation programs, acquisitions, and mixed-use communities. Julie was an award winning on-site professional and also served as Business Development Coordinator and Analyst during her tenure at Bozzuto.

    Erin McLaughlin Senior Economist, ESF Center, The Conference Board Former VP of Private Market Resources, American Council of Engineering Companies Erin McLaughlin is a Senior Economist at The Conference Board in the Economy, Strategy and Finance (ESF) Center. Within ESF, Erin focuses on a new area of TCB research: Energy, Infrastructure & Environment. Erin joined The Conference Board in 2022 after five years with the American Council of Engineering Companies (ACEC), where she was Vice President of Private Market Resources. In that role, Erin led ACEC’s efforts in analyzing economic and market activities, as well as connected policy implications—such as from 2021’s Infrastructure Investment and Jobs Act (IIJA). Market areas of focus included commercial and residential real estate, intermodal and logistics, energy and utilities, and health care and science+technology facilities. Prior to joining ACEC in 2017, Erin spent 10 years with Dewberry, a large engineering and professional services firm, and was also National Federal Market Leader at global architecture firm HOK. Erin is a Past President of Commercial Real Estate Women (CREW), Northern Virginia Chapter and has also served on the board of Women’s Transportation Seminar (WTS), DC Chapter. Erin regularly presents and moderates panel discussions on infrastructure, land use, and topics connected to the built environment. Erin holds an MS in transportation (planning concentration) from the University of New Orleans as well as an MBA from Marymount University and a BA in American civilization (urban studies concentration) from George Washington University. In 2019 Erin completed Oxford University’s Infrastructure, Development and Finance course. Erin has a Certificate in economic measurement from the National Association for Business Economics as well as a Certificate in mitigation planning from the Federal Emergency Management Agency’s Emergency Management Institute.
